BUILDING CONSULTANCY

MAINTENANCE REPORTING AND PLANNING

A large number of building defects occur as a result of a lack of maintenance or the building owner not budgeting appropriately for the level of maintenance required.
August Millard can provide detailed maintenance planning reports/schedules and budget forecasts so these situations can be mitigated. We will provide a Long Term Maintenance Plan that can be updated annually and form part of the building life cycle.  

QUALITY ASSURANCE INSPECTIONS

August Millard can provide quality assurance inspections, giving a level of confidence your builder is building to a competent level according to the New Zealand Building Code and best trade practice for extra peace of mind.  

TECHNICAL DUE DILIGENCE SURVEYS

Before acquisition of commercial property, it is important to understand the actual condition of the building, building services, immediate or future repairs and maintenance requirements. August Millard can promptly provide a technical due diligence survey and report in order to assist your decision-making process. We can also provide a similar survey and report for any commercial property you may already own and be looking to sell in the near future.

DEFECTIVE BUILDING INVESTIGATION AND REPORTING

We specialise in providing solutions to problems, however we first need to establish what the problem is. August Millard can provide defect investigation and report services utilising our extensive experience as Building Surveyors, Construction Management Specialists and Architectural Designers.

EXPERT WITNESS AND LITIGATION SUPPORT

The team at August Millard can provide Expert Witness and Litigation Support services for litigation proceedings and other methods of litigation resolution such as mediation, adjudication and arbitration. We understand the role of an Expert Witness and the importance of providing ethical and professional technical advice to legal teams.

DISPUTE RESOLUTION SERVICES

August Millard provide dispute resolution and consulting services for property owners and the construction industry. We will help clients to better understand the reasons why the dispute has occurred and provide solutions for resolution including bringing parties together to try and avoid costly litigation processes.

CERTIFICATE OF ACCEPTANCE (CoA) FOR UNCONSENTED BUILDING WORK / NO CODE COMPLIANCE CERTIFICATE (CCC)
INVESTIGATIONS AND REPORTING

August Millard are one of only a few Registered Building Surveyors accredited by Auckland Council to provide building compliance reports for Certificate of Acceptance (CoA) applications.

In addition to CoA investigations and reports, we also specialise in reporting for works where a CCC application has been refused, 

You can apply for a CoA only if building work was constructed without a building consent from 1 July 1992 onwards, or in specific circumstances, when a Code Compliance Certificate (CCC) cannot be issued.
August Millard are able to assist with a full CoA process including arranging a pre-application meeting with Council, architectural plans, Building Consent documentation, specialist subconsultant reports and certification, lodgement with Council including answering RFIs.

CONSTRUCTION OBSERVATIONS

August Millard take a team approach to construction observations.
Independent construction observations by a Registered Building Surveyor or Architect are a vital part of all projects and provide valuable feedback to the construction team.
Our construction observation services include:  technical peer review of your plans, observing and recording during construction and providing clear and concise reports to assist the construction team and provide peace of mind to the building owner and end user.
